Pricing

One number, and it does not move

No commission, no per-message charges, no surprises when you have a good month. One flat fee per property, and you can pause it whenever the property is closed.

$250

per property, per month

$50

one-time setup, per property

What that covers

  • Everything we do, for one property: messaging, calls, check-in and check-out, reviews, stay support and coordination with your crew.
  • No commission on your bookings. What you charge your guests is entirely yours.
  • Pause it for free when the property is closed for the season — you keep your setup and pay nothing.
  • No lock-in. Cancel whenever.

Why a flat fee

A $60-a-night flat and a $300-a-night flat generate the same messages, the same arrivals and the same 2 a.m. problems. Charging a percentage would mean billing one of them five times more for identical work.

What the $50 covers

A one-time fee per property: PMS setup, smart lock connection, guest message templates in your voice, and the full migration if you are coming from another system.

Compare it to a percentage

Most management companies bill a share of everything you earn. Put your own numbers in and see what that means for you.

Everything is included

There is no premium tier. Every client gets the whole service.

When we are not worth it

A flat fee is a bad deal for a property that earns little, and we would rather say so here than discover it together on your first invoice.

  • Under about $1,500 a month, our fee is over 16% of what the property earns. At that level most owners are better off answering the messages themselves.
  • Around $2,500 a month it lands near 10%, which is roughly what your own evenings are worth if you price them honestly.
  • Above $3,000 a month it drops below 8%, and keeps falling every time you raise your rates — which is the whole point of a flat fee.
  • Strongly seasonal? Pause the closed months and judge us on the open ones. That is what pausing is for.

Billing questions

When am I billed?

We close the accounts on the 1st of each month, covering the stays completed the month before. Payment is taken between the 1st and the 5th by direct debit, from the account you give us during onboarding. One charge a month, no invoicing back and forth.

What if I have a bad month, or no bookings at all?

The fee is the same. That is the trade for it never rising when you have a good month. If the property is genuinely closed, pause it and pay nothing at all.

How does pausing work?

Tell us the property is closing and we stop billing from the next cycle. Your setup, templates and access stay exactly as they are. Tell us when you reopen and we pick up where we left off — there is no second setup fee.

Is the $50 setup per property or per client?

Per property, once. Adding a second property later costs $50 for that property, not a new setup for everything.
